superficie gráfica de parcela construida sin división horizontal

Spanish to English Law/Patents Real Estate Land registration descriptors (Spain)
Can anyone help me with this term? I'm at a bit of a loss here.

This comes from a lease agreement, describing the industrial premises being leased. The complete paragraph is:

(Name of the property), compuesto de solar y nave industrial, con REF CATASTRAL:
0000XX0000Y0000ZZ, el cual consta de una ***superficie gráfica de parcela construida sin división horizontal*** de 3.102 m2 de los cuales 679 son de superficie construida.

I've been thinking of translating "superficie gráfica" as "plotted area", "charted area" or "mapped area", which kind of describes the idea, though I assume it must be called something else in English, I just haven't found an equivalent.

What I fail to understand is the difference between "parcela construida" and "superficie construida", or the idea of "división horizontal".
Any suggestions?

Superficie construida. La superficie construida total del bien inmueble es la suma de la superficie catastral construida de la parte privativa del mismo más la parte correspondiente de la superficie de elementos comunes. Se expresa en metros cuadrados construidos.

agree philgoddard : We've had lots of previous questions about "división horizontal". It means shared freehold.
