I'm translating a rental agreement, and under the "Responsibilities of the Parties" is the following:

При досрочном прекращении найма и расторжении настоящего Договора, каждая сторона обязана предупредить другую сторону не позднее, чем за 7 календарных дней до даты предполагаемого прекращения найма.

I'd normally translate this as "early termination of the rental agreement" but the source text seems to separate ending the lease early and terminating the Agreement. Is it necessary to translate both of these separately? If yes, how to phrase the first part correctly?

No need to separate these terms In the US I would have written "early termination of the lease" which means both "early move-out" and "early termination of the rental agreement"

the source mentions both so why not? Upon early termination of the lease and cancellation of this Agreement

You can only end your fixed term tenancy early if your agreement says you can or by getting your landlord to agree to end your tenancy.

If your agreement says you can end your fixed term tenancy early, this means you have a ‘break clause’.
