Die geplante Studie wird deshalb anhand der Auswertung der ersten Kauf- und Satzbücher aus der zweiten Hälfte des 14. Jahrhunderts den möglichen Motiven für Immobilienerwerb und Kreditbelastungen in Wien umfassend nachgehen.

debt servicing or loan impairment

In general this would be debt servicing (all the financial obligations generated by having to pay interest on borrowed money) as a neutral term, but could also be debt impairment if emphasis is put on the capacity of the person/entity who has to make the interest payment(s) and who now appears to be unable to come up with the cash for the interest. The second term would be heard more often than not by those considering foreclosure during an evaluation of the indebted party.

Do you not think credit encumbrance would be correct? This is a document talking about housing in the Middle Ages, so is specifically attached to property. Would you still say debt servicing or loan impairment for this?
