"El ciudadano registrador se abstendrá de protocolizar este documento si sobre el inmueble objeto de esta venta pesa actualmente algún gravamen **distinto al que en virtud del mismo se le impone** o si la oficina a su cargo ha sido comunicada de medidas preventivas o ejecutivas de prohibición de enajenar o gravar, embargo, secuestro o de cualquier otra naturaleza de limitación a la propiedad."
¿Me pueden echar una mano? ¿Se refiere a algún gravamen resultante de la venta o a algo distinto? Mil gracias por su ayuda

It's ambiguous, but is likely to refer to the document, not necessarily post-registration as suggested in the first answer, as a docment under hand can take effect privately and informally (cf. an Equitable Mortgage or Charge in E&W by deposit of title deeds).
Charges (encumbrances) over land (includes buildings in land law) are imposed in the UK vs. liens over land in the USA.
